This is at the top of the list for many prospective buyers right now. Energy efficiency is an important key feature for home buyers in the current climate. Highlighting the energy efficiency rating of a property, or any adjustments where efficiencies can be made, will attract many buyers if they can save on running a household.

Buyers aren’t only looking for greener energy ratings when property hunting, but they’re also looking for green space. Be it a garden on the property, a nearby park or a larger attraction in the local area, the appeal of green space is a trend for a lot of buyers right now.

Interest in a property could potentially grow if nearby green spaces are mentioned in the listing as this attracts a range of buyers for the various benefits. Gardening, hiking, dog walking… the appeal of green spaces is endless.

Guaranteed parking close to home is crucial to many buyers, so including any parking benefits to a property is always a great selling point. Allocated parking lowers a home buyer’s car insurance premium, and having a driveway or off-road parking available can draw more property interest.

Hybrid working or working from home has become more common in recent years. There has been a higher demand for 2 and 3-bedroom properties since the pandemic, with the intention to utilise on the space for work-based purposes.

Pointing out the potential for secondary bedrooms and office space engages a wider range of buyers to look at a property. While these are only a few ways to stay up-to-date with the current market preferences, listing these features to a property can make a lot of difference to gaining enquiries.
